SageLang, Inc. Buyer’s Agents

If you do the work of finding your new home, I will complete your transaction (full service) and split an amount, equal to the buy-side commission with you. (we cannot refer to these funds as a “commission” unless you are licensed.)

Over the years, I’ve performed this service for friends, however I’m now offering any active buyer the following—a CA Department of Real Estate accepted means for you to receive funds equaling 50% of my buying-agent’s commission at close of escrow.

Here’s how it works:

1.) Find your own house or condo (you’re working hard at this anyway). If you have any difficulty getting in to see a property, I will step in and make sure you are accommodated.

2.) Once you find the home you want—you’ll have done half the job of a buyer’s-agent. You’ve earned your rebate.

My next tasks are as follows—(in general, there’s always more…)

  • Helping you obtain loan preapproval – if you have not completed this part yet

  • Working with you to negotiate price & terms with the seller (A full package offer contains: cover letter, offer on [1]CAR contract, verification of funds, earnest money, loan preapproval, disclosures.)

  • Obtaining a signed purchase contract at the price/terms you want

  • Inspecting the property (and always using a trained building inspector)

  • Vetting the neighborhood, schools, property taxes.

On a $1,000,000 sale, at 6% commission (paid by seller) you’ll receive $15,000 at close of escrow.

FYI…Currently, large corporations are attempting to provide this service. They become yet another middle-man and due to economics, cannot afford to use experienced successful agent/brokers—like me.
